2. Ignoring the cleaning brief
Beautiful furniture placed in an uncleaned home doesn't work. Grime on skirting boards, dusty light fittings, and marked walls register subconsciously and reduce perceived value. Before any staging goes in, book a thorough pre-staging professional clean — it is a non-negotiable part of the process.
3. Staging the wrong rooms
Budget doesn't need to stretch to every room. The living area, master bedroom, and kitchen and dining deliver the highest return. A staged outdoor entertaining area is the next priority if relevant. Secondary bedrooms can often be managed with existing furniture and a styling refresh.

Oversized sofas and beds make rooms appear smaller in photos — the exact opposite of what you want. Staging furniture should show usable floor space and comfortable movement around each room. A smaller sofa with a thoughtfully styled coffee table reads better in a living room than a sectional that fills the space.
5. Leaving it too late
Staging needs to be completed before photography, which means furniture must be in position at least ten to fourteen days before your campaign launch. Rushed staging leads to compromised choices and occasionally delays the campaign start entirely.
